Kirkwood Cottages and Fishings


Set in the heart of South Scotland, the Kirkwood estate is a beautiful, unspoilt area with rolling hills, oak woods and lush pastures. It is the idyllic setting of Kirkwood cottages where one can use as a base whilst fishing on either the Kirkwood beat or Jardine Hall beat.

The Kirkwood beat is let with self catering cottages on Kirkwood estate. It is a single bank about a mile and a third in length and around 8 miles from the coast of Annan.  it runs south from the Southern Upland hills in to the Solway Firth past the small towns of Moffat, Lockerbie and Annan. It must be one of the most beautiful beats on the river, though wading is often deep. It yields around 30-50 salmon a year and around 60-150 sea trout, and with only 4 rods let is secluded and peaceful. It is fly only unless the river is spate. Coarse fishing for club and grayling in the winter/spring.

If you want to fish for seat trout, then Summer is the best time – usually at night! You will need to wade but only the top part of the river is manageable with thigh waders, whilst chest waders are needed on the low stretches. Fly rods from 8′ to 11′ with all types of line – floating to fast sinking are needed. Flies vary from tiny (size 16) to huge (1.5″ tubes) of many patterns, but teal blue and silver, invicta, butcher, panel and brown turkey are favourites.

For salmon, the Autumn is the time to come. Then chest waders are even more important and a bigger double handed, 14′ to 15′ fly rod is preferable. the colder it gets the bigger the flies and 2″ weighted tubes are used in November. Spinning and worming is allowed on some beats, especially when water levels are high.

The Jardine Hall beat is let weekly with self catering cottages on the Kirkwood estate too. Jardine Hall is 2.5 miles long (part double bank) and around 3 miles North of Lockerbie. Wading is relatively easy so it is ideal for youngsters and spinning is allowed even in low water. Sea trout are good in July and August, salmon in the back-end.
